I am an Urban Planner at the Nagpur Metropolitan Region Development Authority, the statutory planning authority for the Nagpur Metropolitan Region. I hold three concurrent mandates there.

The first is the Naveen Nagpur IBFC, a 1,710-acre greenfield business district carrying a ₹6,500 crore estimated project cost, benchmarked against BKC and GIFT City. I authored its vision document. The second is a proposed NICDC industrial corridor, where I develop the planning concept and implementation framework — the funding mechanism, SPV structure and governance, land assembly route, and PM Gati Shakti-aligned multimodal logistics. The third is Town Planning Scheme drafting, where I work the land re-adjustment and betterment-charge mechanics from original plot position to reconstituted final plot, and run the public hearing and objection process.

My work sits where spatial analysis meets statutory implementation: land pooling and acquisition, GIS-based suitability analysis, Development Control Regulations, and the inter-agency coordination that any of it actually requires — with NICDC, ADB, MIDC and NBCC among others.

From architecture to planning

I came to planning from architecture. A B.Arch from SMMCA, two years in practice at Naval Zamwar & Associates producing design and construction documentation, then an M.Plan from CEPT University.

That route matters more than it might appear. Planning documents are drawings before they are policy, and having produced construction documentation changes how you read and produce them. The technical drawing and design documentation discipline carries directly into planning delivery — it is why the CAD and documentation side of statutory work was not something I had to learn on the job.
